Consistent document order makes it faster for our team to locate the information they are looking for to help make their decision to grant. That is why we ask you to provide your supporting documents in the order listed below.

Your documents should be

  • combined into the files in the format below, and
  • have one single file  provided in each upload area, and
  • searchable PDF – for guidance see our document with tips on searchable PDFs [PDF, 201 KB]

The latest version of ‘Guidance to applying for a building consent (residential buildings)’ provides a minimum benchmark as to the acceptable standard of documentation.

Applications that are not compiled appropriately may be rejected.

Record of title

  • If a record of title is issued for the land being built on – supply the record of title in the applicant’s name (dated within 6 months), including consent notices, easements etc.
  • Also include a fully completed sale and purchase agreement if the applicant doesn’t own the land yet (in addition to the current title).


    Where title hasn’t been issued yet for new subdivisions with more than 10 allotments you must:

    • on application supply a copy of the proposed Land Transfer Plan which shows the location of allotments, their dimensions, and proposed easements under the subdivision, and
    • provide copy of relevant record of title when issued - this must be before granting of your building consent to enable us to check any consent notices.
SDC flood assessment certificate or ECan flood assessment report
  • Relevant report attached as required for the property for
    • new residential units
    • new principal buildings
    • additions of 25m2 or more floor area to existing residential units or principal buildings

Restricted building work memorandum

  • All LBP restricted building work memorandums (eg designer and engineer)

Plans

  • Site/location plan
  • Foundation/set out plan
  • Plumbing/drainage plan
  • Floor plan
  • Bracing plan
  • Electrical plan
  • Roof/roof framing plan
  • Elevations
  • Cross sections
  • Construction details (external weather tightness detailing, wet area details, etc)
  • Window and door schedule

Specifications

  • Written specification set out in trade sections

Supporting documents

  • Proposed inspection regime for the project
  • Ground bearing testing/soil report
  • Stormwater percolation testing (where applicable)
  • Any engineering documentation - PS1, calculations, and associated plans (note: it is acceptable to combine these in the plans file)
  • Buildable truss layout
  • Bracing calculations and fixing details
  • CodeMark certifications and BRANZ appraisals relevant to the project
  • Supporting technical product literature - eg wall wrap details, etc (note: ideally provided in logical build sequence from ground up)

Commercial/industrial buildings

In addition to above also add

  • fire report (although depending on the complexity of project it may be more appropriate to have a separate file)
  • structural documentation – PS1, inspection schedule, calculations, sketches
  • Specified systems information form [DOCX, 105 KB] - this provides project specific information about proposed inspection, maintenance and reporting procedures for specified systems (as relevant). Note that you will need to the Specified System guidance [DOCX, 1756 KB] open when completing this form.

Note – structural plans should be included in the plan file.
