Please be aware that the following approvals will be required before submitting your building consent application

  • A SDC flooding assessment certificate (FAC) if the dwelling principal building, or alteration is >25m, OR an ECan flood assessment report if the application is for a rural property, and it falls within the plains flood management overlay.
  • Engineering acceptance is required for projects in urban zones (i.e. residential, commercial/mixed or industrial zones) to provide confirmation of a lawful outfall and service layout requirements from the network utility operator (NUO). This applies in the following circumstances:
    • where more than one dwelling is intended to be constructed on a single allotment (eg medium density housing/multi-unit developments) - From 7 April 2025 Engineering acceptance is no longer required for minor residential units in residential zones (except in MRZ where it is required for all multi-units).
    • for multi-unit commercial (e.g. a pair of shops) or multi-unit industrial buildings (eg a series of industrial unit tenancies).
  • The specified systems information form (completing using the guidance document) for projects involving specified systems.
  • Approvals from other authorities – eg
    • Environment Canterbury (ECan) in relation to discharges to land, air, or water
    • Food and Health for food or liquor outlets
    • Ministry for Primary Industries (MPI) for meat works, aquaculture, etc.
